Old Burlington Street: defining the next chapter for a Mayfair office asset
Zero Gravity Design developed a landlord feasibility study for a commercial property on Old Burlington Street in Mayfair, London. The work explored how targeted improvements to reception, workspace and amenities could create a more coherent offer for the building’s next leasing cycle.
The landlord needed a clear design direction before progressing a refurbishment. Our approach connected the first impression on arrival with the facilities occupiers use each day, showing how individual interventions could contribute to a consistent experience across the building.
A proposed statement reception uses illuminated stone, metal detailing and layered lighting to establish the interior character. Flexible workspace layouts carry that direction through the floorplate, supported by WC and end-of-trip proposals. Warm tones, tactile finishes and coordinated detailing give the feasibility study a clear material language, with durability and maintenance considered alongside appearance.
The feasibility outcome
• A coordinated refurbishment direction for reception, workspace and amenities.
• A visual and spatial basis for deciding which interventions to progress.
• An occupier-focused design story for the next leasing cycle.
Old Burlington Street shows how landlord feasibility work can turn separate improvement ideas into a defined direction. The study gives the client a clearer basis for the next stage of design and investment planning.
