CAT A Fit-Out
CAT A is the base-build stage — taking a shell space to a usable, lettable standard. We manage the full scope: raised floors, suspended ceilings, mechanical and electrical first fix, perimeter trunking, basic toilet facilities, and decoration. Whether you're a landlord preparing a space for the market or a developer enhancing asset value, our CAT A delivery is commercial and cost-efficient.
Typical CAT A cost range: £45–60 per sq ft depending on location, specification, and building condition.
CAT B Fit-Out
CAT B is where a space becomes a workplace. This is the full fit-out — partitioning, flooring, joinery, bespoke furniture, lighting schemes, AV and data, branded elements, and everything a business needs to operate. We design and deliver CAT B projects that reflect your brand, support your people, and stand up to daily commercial use.
Typical CAT B cost range: £65–100+ per sq ft depending on specification, complexity, and scope.
Design and Build
For clients who want a single point of responsibility, our design and build service combines concept design, technical drawings, specification, and delivery under one roof. No gaps between designer and contractor. No value-engineering surprises late in the programme. Just a commercially resolved scheme delivered efficiently.

We work across RIBA Stages 1–4 and can step in at concept, developed design, or technical stage depending on where you are. What doesn't change is the commercial logic we apply at every stage: space planning that works operationally, specifications that are buildable within budget, and design decisions justified by output rather than aesthetics alone.
