Re-imagined Landlord Asset
The objective was to reposition existing Mayfair real estate through a strategic, design-led refurbishment, transforming a dated building into a high-performing, tenant-ready asset for the next leasing cycle.
Working closely with the landlord, we developed a concept that balances elegance, functionality, and commercial return. From a sculpted reception experience to refined CAT A+ floorplates, the design expresses confidence and craft, redefining how prospective tenants experience the building from first arrival through to occupation.
Design Approach
-
Statement reception: A refined arrival experience with illuminated stone, brushed brass detailing, and ambient lighting that immediately elevates perceived value.
-
CAT A+ workspace: Intelligent layouts showing tenant flexibility, modern lighting integration, and a neutral yet premium finishes palette.
-
End-of-trip & WCs: Boutique-style facilities with warm tones, tactile materials, and hotel-grade detailing that redefine amenity quality.
-
Material & lighting strategy: A focus on longevity and low-maintenance elegance — pairing durability with timeless design language.
The Result
-
A re-energised asset that commands stronger leasing appeal and higher perceived value.
-
Accelerated tenant engagement through first-impression design that supports faster decision-making.
-
Enhanced portfolio identity for the landlord — positioning the building as a benchmark for contemporary West End workspace.
-
A clear demonstration that design-led enhancement drives commercial performance, not just aesthetic uplift.
