14 King Street: A human-centred landlord refurbishment for Bruntwood SciTech.

Working with Bruntwood SciTech, Zero Gravity Design developed a design-led enhancement of 14 King Street, aligning with Bruntwood’s wider West Village vision — a collection of sustainable, community-driven workspaces across Leeds city centre. The project was delivered in collaboration with fit-out partner Ultimate, ensuring the design intent was fully realised through to completion.

The objective was to transform a dated multi-tenanted building into a cohesive, contemporary workplace that reflects Bruntwood’s progressive brand and meets evolving occupier expectations.

 

The refurbishment strategy centred on tenant wellbeing, sustainability, and visual cohesion across all common areas.

Key interventions included:

  • Reception redesign with new flooring, lighting and a sculpted desk to create a welcoming first impression and a stronger connection to the West Village identity.

  • WC refurbishments across five cores with refined materials and consistent detailing, improving user experience and perceived value.

  • Corridor and stairwell upgrades using light, calm tones and durable finishes to modernise circulation and improve wayfinding.

  • New kitchen spaces on upper floors featuring efficient layouts, improved lighting, and natural textures to encourage informal interaction.

  • A new end of trip facility bringning secure cycle storage and showers, supporting Bruntwood’s ESG commitment to active travel and occupant wellbeing.

The Result:

  • A refreshed asset positioned competitively within Leeds’ Grade-A market.

  • Improved first impressions and occupier satisfaction through design consistency.

  • Upgraded amenities supporting ESG and wellbeing objectives.

  • A flexible, future-ready workplace aligning with Bruntwood’s wider regeneration and sustainability goals.

  • By balancing design clarity with commercial intent, the scheme demonstrates how targeted landlord enhancements can strengthen building performance, tenant attraction, and long-term asset value.
