Transforming Blue Tower: A design-led uplift that accelerated leasing at Media City UK.

Working with Media City UK x Landsec, we repositioned a tired Cat A and legacy Cat B floor at Blue Tower into a vibrant, flexible leasing showcase. The brief was to strip out the dated fit-out and deliver a scheme that not only looked great, but also drove tenant demand, improved rental tone, and strengthened long-term asset value.

Set on the 12th floor of Blue Tower, this 8,200 sq ft Flex space was designed to reimagine what modern work environments can feel like — less corporate, more considered. Our approach focused on creating a calm yet characterful interior that embraces natural light, softness, and spatial fluidity, while supporting the dynamic needs of hybrid working.

Floor-to-ceiling glazing became a defining feature — not just for the sweeping views across the Quays, but for the quality of daylight it draws deep into the plan. This sense of openness informed the overall design direction: one that champions wellbeing, comfort, and a more human pace of work.

The palette is deliberately expressive — soft blush, warm terracotta, muted mint, and subtle iridescent accents, chosen to evoke warmth and tactility while avoiding the expected. We layered in natural textures and curated loose-fit furniture to create zones that can flex throughout the day, from focused solo work to informal catchups and team collaboration.

The Result:

  • Faster leasing traction compared to typical Cat A space.

  • Rental uplift above previous benchmarks.

  • Attracted digital + creative occupiers aligned with MediaCity’s positioning.

  • A reset floor that reduces void risk and supports valuation resilience.

By carefully balancing creativity with commercial objectives, the scheme shows how design-led moves can deliver measurable ROI for landlords and asset managers.
